I'm in the process of buying a house, and when reading disclosure packets, there are a lot of things to do, to be done in the near future, and a lot of other things that have been checked and are ok for now.

Home owners, how do you keep track of things like redoing the roof every 25 years, updating electricity, etc in a proactive way instead of waiting for an issue to appear?
