Valuations from VC vs. non-VC investors

My company just started a fundraise and investor interest appears strong. The fastest moving group is actually a real estate PE firm (we serve the commercial real estate market).

Before we get too far down the road, I am curious if there are any data points about seed round valuations from VCs versus non-VC investors. Thanks in advance for your input.
