3 days a week seems like a good compromise. I'd rather do 2 days one week and 3 days the following. So 5 days every 2 weeks but must be spread out over the 2 weeks. So not 1 week on / 1 week off.
My commute is epic (2hr - 2.5hr) it's by choice due to a lot of other personal factors. I enjoy the downtime during the commute, but I also enjoy not to have to wake up so early to get to the office daily during the WFH era.
Strangely the 5 hours / day that I get back is not that effective ha! I'm not reading as much books as I used to and actually spend more time lazing around the house.
What a conundrum. In that 5 hours daily commute I used to read lots, self study lots (reading tech books, Udemy courses etc). Now I just lazing around more.
Sometimes I feel like I need that 5 hours commute to force me to do my study.
I find myself much more productive at home than in an office. Between long commutes and deliberately noisy offices, I can get so much more done at home.
I like the 3 day / 2 day. I'd also like to see fully remote offered as an option to people who've been in the same role/team for 5 years. At that point, you have enough time in the role/on the team and in the company that you can carry the culture with you and leverage those relationships to be just as effective at home unlike someone brand new to a company/role/team.

> office space they intend to make use of
That office space is sunk cost for those companies, or isn’t it? What would “making use of” that space actually accomplish?
